BUYING A HOME OR PROPERTY?

Is there a musty smell in the building? Are there visible signs of water damage on the walls, ceiling, floor, anywhere? Has the home ever experienced a leaking basement, a roof leak, a plumbing leak, a sink or sewer back-up or overflow, a flood, or any other water problems?

VISUALLY SEE MOLD?

Have a mold inspection to check for additional mold and the source of the mold problem. Also, have the mold tested to determine if it is toxic or allergenic.

SMELLS MOLDY OR MUSTY?

Again trust your instinct, if it smells like mold, it probably is. Many times mold grows behindwalls or in attics, crawlspaces, or basements and is not readily visible. Have a mold inspectionto check for mold and the source of the mold problem.If mold is found, have it tested to identify and determine if it is cosmetic, allergenic, pathogenic, or toxic.

Your environment may be contributing to or causing your health problems. Have a mold inspection to find or rule out mold. If mold is found, have tests done to identify and determineif it is toxic or allergenic.

 

 

Potential Signs of a Mold Problem

• Water stained sheetrock or walls (you may be very surprised as to what may be growing underneath)

• Musty, earthy, or urine scented odor

• Black, brown, orange, pink, or green speckled walls or around any plumbing grout or tile

• Deficient siding that is not covering a building adequately, or certain types appear to be more prone to mold or not weather protected in lumber yards and prior or during construction, and the wood becoming moist due to water intrusion, humidity, etc. This is known as “lumberyard mold.”

• Wood siding where the paint has cracked and water has intruded

• Mild to severe unexplained illness, in combination with any other problems
• Swollen or crumbling walls or buckling floor boards

• Washing machine overflow, washing machine leaks such as drain valve flanges, leaky gaskets, etc.

• Sewer backup which has caused water harm

• Leaky roof or flashing installed improperly

• Flood damage

• Leaky window or door

• Leaky toilet seal or bathtub drainage problems

• Lack of ventilation

• Relative indoor humidity over 55%

• Damp basements / crawl spaces
